I have approached the development of this site with one goal in mind: to provide a real estate web page that would appeal to a broad range of individuals that participate in the real estate business.
During most of my career as an appraiser, I have spent a lot of time researching and appraising real estate, and talking with buyers and sellers of different property types. Consequently, I think I have an excellent perspective of the many influences, which impact value and have a good understanding of what is expected from a real estate investment.
As real estate brokers, we see ourselves as intermediaries who provide you with a market database of new or alternative properties available for sale, assist you at the negotiation table, and aide you by gathering the documents that will be necessary to close the transaction.
Much of the information in this site was inspired by questions I have received over the years while working as both an appraiser and broker. What is for sale? What can I get for my property? What have comparable properties sold for? What is the going price income ratio? What have comparable properties sold for per square foot? What price can be justified based on the economic fundamentals of the property?
Unfortunately, unlike other investments such as stocks and IRAs, real estate investment information is not readily available in newspapers or other media sources. This presents a problem for market participants who require concrete information to help them in making educated real estate decisions.
This web page attempts to provide the answers to these questions, plus many more. To accomplish this goal, this site will provide not only current listings of investment properties available for sale, but will set forth a clear and accurate analysis that will assist you in gaining a better understanding of what these assets are really worth.
As you know, there are some real estate web pages that provide generic information derived from surveys from major cities across the country. While this information can be useful at times, the figures from these surveys are not necessarily reliable indicators of value for the Albany, New York market and surrounding communities of upstate New York.
